New distribution center Oldenburger|Fritom

Oldenburger|Fritom will expand in Veendam. On January 29, we signed the construction contract for a second distribution center according to the highest sustainability level: BREEAM Outstanding (5 stars). Bouwgroep Noord, based in the city of Drachten, and Hardeman, based in Veenendaal, will realize the construction project. Our new distribution center is expected to be completed at the end of this year.

The reason for the construction project is the increasing demand for our logistic solutions. In addition to inbound and outbound activities, the demand for VAS, value added services, has also increased. These are services with which we want to add value to the supply chain in various industries, including high tech, food, healthcare, packaging and fast-moving consumer goods. Examples of the services we provide are customized packaging, assembly, quality controls and hygiene inspections.

The focus is on quality, sustainability and innovation, the company characteristics that distinguish Oldenburger|Fritom in the market. This is also the reason why we once again opted for the highest BREEAM certification level for our new distribution center. BREEAM provides a framework to assess and improve the environmental, social and economic sustainability of buildings. You can read more about it in this newsletter.
 
Our new distribution center will have 12,000 pallet spaces and 900 solar panels. In addition to sustainability, the distribution center will also be characterized by innovation, with a fully automatic storage and order picking system. This is in alignment with our strategy on Logistics 4.0 solutions. You can read how we are continuously improving various aspects of the end-to-end supply chain under the name Smart Logistics.

Environmental, social and economic sustainability: BREEAM

BREEAM is the most widely used green building rating system in the world. It provides a framework to assess and improve the environmental, social and economic sustainability of buildings. The requirements for BREEAM certification can be met by using innovative technology, sustainable building materials, and efficient systems and methods.
 
BREEAM (Building Research Establishment Environmental Assessment Method) was introduced in 1990 by the British BRE (Building Research Establishment). It is the most used method to determine the sustainability level of buildings.
 
The method aims to raise awareness among designers and users of the building of the benefits of successfully adopting sustainable solutions. BREEAM supports whole life performance by facilitating a complete circular journey for buildings. It is more than just a sustainability assessment. BREEAM also supports built environment solutions for healthier assets, bigger social impact and economic growth.
 
BREEAM-NL
Next to countries like Germany, Sweden, Norway and Spain, the Netherlands adjusted the BREEAM method to national rules and regulations. The Dutch Green Building Council (DGBC) has developed and introduced BREEAM-NL. Today, this is the most frequently used certification standard in the Netherlands for assessing and measuring the sustainable performance of buildings.

Certification
To obtain a BREEAM-NL certificate an independent assessment is carried out. The used rating method contains 9 different subcategories, each having their own rating factor. These categories are: Management, Health & Wellbeing, Energy, Transport, Water, Materials, Waste, Land Use & Ecology and Pollution. A maximum of 10 innovation points can be added to this.
 
 
BREEAM Outstanding (5 stars)
Once the building has been fully assessed, the final performance rating is determined by the sum of the weighted category scores. The BREEAM ratings range from Pass (1 star), Good (2 stars), Very Good (three stars), Excellent (four stars) to Outstanding (5 stars). Our existing BREEAM Outstanding distribution center in Veendam received a rating of 97.27 percent upon completion in 2019. To date, this is the highest BREEAM rating of a distribution center in the Northern Netherlands.
 
Our new distribution center
Our new distribution center in Veendam is also being built according to BREEAM Outstanding. According to the latest sustainability criteria there will be no gas connection. Instead, a heat pump, a solar park with 900 solar panels and LED lighting will be installed. In addition, a recycling center has been set up on our premises for optimal waste management. Furthermore, there will be specific plants to increase the ecological value. The local natural values are also enhanced by insect hotels and various nesting boxes.
 
 

Logistics 4.0 solutions

In addition to sustainability, our new distribution center will also be characterized by innovation, with a fully automatic storage and order picking system. This is in alignment with our strategy on Logistics 4.0 solutions. Under the name Smart Logistics, we are continuously improving various aspects of the end-to-end supply chain. In this way we want our solutions to seamlessly connect to the Smart Industry or Industry 4.0 manufacturing facilities of our customers.
 

Our new distribution center will have Automated Guided Vehicle systems. AGVs are material handling systems or load carriers that travel autonomously throughout buildings, without an operator. The systems can operate 24/7, they increase the efficiency of production supply processes which leads to savings. In addition, AGVs are programmed for precision and accuracy. This means, among others, that there are no more forklift-related accidents 
 
In summary, the advantages of AGVs are:
  • Continuous and reliable process
  • Efficient and proven technology
  • Damages and errors are reduced to a minimum
  • Savings on labor costs
 
Peinemann Veendam
Our partner for AGVs is Peinemann in Veendam. Peinemann was founded in the city of Rotterdam in 1954. The company has grown to become an international one-stop-shop with branches all over the world. Peinemann is a service provider in selling and renting forklifts, cranes and such. As business partner it also offers related maintenance services. Oldenburger|Fritom has entered into a partnership with Peinemann Veendam in 1999.
